Our Custom Home Portfolio consists of homes which we designed and built on a customer’s unimproved lot, or in which the customer purchased property from Salty Dog and we designed and built a Custom Home to customer specifications. In addition some of the homes are “Spec”  homes that we have built over the years and have sold as a house/land package.

We became discouraged because the prices were high and the builders were not upfront with us about certain things that would have made the cost go up more than they quoted us. My wife and I interviewed four builders in the Northern Neck and one in Charlottesville. Tom Lumsden and Salty Dog Properties came recommended to us by our realtor and Tom was the last builder we interviewed. Unlike most builders who overpromise and under deliver Tom consistently did what he said he would do and often times in a shorter time span than expected. In addition to a superior finished product and high quality craftsmanship Tom’s quick responses and timely turnaround is what I appreciated most. This was the first house we had ever built and we were cautioned about builders poor response time. We found Tom did not fit this mold. His attention was prompt and always courteous. Our slice of paradise could not have been possible without the partnership with Salty Dog Construction Company, and more specifically, Tom Lumsden. I have been visiting the Middle Peninsula of Virginia since childhood; my grandparents retired there in the 1950s. However, the familiarity with the area did not provide a lot of guidance or confidence when attempting to design and build our home. Additionally, we were attempting to manage the project longdistance from our Maryland residence. We met with Tom and began the design and permitting phase which we had been painstakingly trying to do ourselves. Communication was the key to the success of our project. Phone calls, emails and texts were always answered in a timely manner to help address the multiple questions of how best to build a home to meet all the needs of our family of 5 and meet the restrictions of local and federal regulations when building near a river. When the foundation was poured, my husband joined Tom on site to review the next phase of construction and our dream home really started to take shape. Tom would regularly photograph the progress on the building site to be sure we had a visual of all the internal systems of the construction. Prior to each key decision point, we would meet with Tom and his crew on site, if possible, or by phone to review all the factors that affect the finally outcome—-a place where we can come with our children to play, relax and be with family. We have enjoyed our first of many family holidays in our new home. As a result of our close partnership with Tom and his dedication to our project, we now have a house that is solidly constructed with the considerations and design features we had been planning for years. Having previously purchased a house under construction made us a little leery of having one built from scratch. We need not have worried as Tom Lumsden really is a different type of builder. He is as advertised; conscientious, dedicated and a genuinely nice man. We told him our budget, what we wanted and he made a plan, including some things we had not thought of that vastly improved the home. We made adjustments and off we went. We know it is important not to make a lot of changes after construction has started or pricing was done, but the few we did make, Tom handled without a problem. He did quality construction with quality products at a price not much over the cost of a modular home. No where did he cut corners; just the opposite.. I might add we were concerned about buying the property and getting a construction loan, but it was a good thing. We had our choice of lots and the loans rolled over from construction to regular mortgage as did the insurance flawlessly. We love our house, and should we build again, it is Tom who will do our construction.

I called Tom Lumsden, as recommended by a neighbor and friend,when we decided to build an attached garage. Tom came to the house the next day and inspected the area we had chosen, looked at our house and said I will have some drawings for your review tonight. My first reaction was "drawing costs" because a competitor offered drawing for$2,500 the previous week. Tom's drawing were free. The construction started on the exact day Tom told me and was finished 2 weeks early. The costs were exactly as agreed upon. The quality was top level. The workers were nice and respectful on our property. I am ask if the garage was constructed when the house was built because it blends so well. Would I use Tom's services in the future?  You bet!

Three years ago, we moved into our new river home built by Salty Dog Properties. We could not be happier with our house. It was a pleasure to work with such professional, dedicated builders.
